We are writing this letter to express our gratitude for the positive experience we had working with John Brydon-Harris. John was our real estate agent for the purchase of our first home. We have nothing but the highest praise for the services John provided and we will certainly utilize his expertise again when it comes time to buy our next house.

Throughout the process of buying our home John was patient, honest and thorough. He spent time helping us understand the housing market in Toronto and he was always available to visit houses with us. He never pushed a house on us that didn’t meet our needs. He was always on-time and he made sure that we were comfortable with the decisions we were making.

John was diligent in his learning process about our purchasing requirements and he would ask us several questions after visiting an open house in order to gather a better understanding of our needs. John was able to save us time as he quickly became familiar with our housing needs and showed us houses that matched these requirements. He would also attend open houses ahead of time to ensure that the house was a good fit.

Moreover, John’s understanding of our needs helped us find the perfect house. Ironically, the house that we ended up buying did not appeal to us when we first saw the listing. We were trapped in the mindset of buying a house that differed in structure from the home we ended up purchasing. John was able to see beyond this and helped us realize that although the house was different than the houses we had seen previously, it was indeed the perfect house for us.

When we decided we wanted to put an offer on the listing, John was a huge support in helping us close the deal. We were in a bidding war with three other very committed buyers and John was able to win the bidding war without us having to pay above the amount we were comfortable spending. The selling agent also told us that John's presentation to the sellers of why we would be the best buyers was a major factor in closing the deal on our house. It is rare that a buyer receives the first house that they put an offer on and we know that it was John’s hard work and guidance that made this possible for us.

John also went above and beyond in a few other areas to make sure the experience was as smooth as possible. John went through the house with the housing inspector and conducted a thorough search to make sure that everything was up to code. John also connected us with a mortgage broker and followed up with us to see if we needed further help with our finances. Furthermore, John visited us on several occasions once we moved into the house and was able to suggest minor changes to help us increase the value of our home.

I am happy to provide this letter of recommendation for John Brydon-Harris. John acted in the fall of last year as my real estate agent on both the purchase of a new home and the subsequent sale of my existing home.

On the purchase side, John was extremely diligent in finding appropriate listings for me to look at and weeded out properties that were not appropriate. He understood exactly what I was looking for, applied his expertise and overall made the house hunting process very efficient and enjoyable. John was also invaluable in negotiating the purchase of my new home and in fact secured a below listing price in the very hot Riverdale market.

As excellent as John's service on the purchase was, his work on the sale of my home far surpassed it. John's marketing materials including colour brochures and individual website were better than any I have ever seen. John was also invaluable in preparing my house for listing. Properly positioned us in the market.

Hi John,

I hope you are having a great extended summer. We certainly have been taking advantage of it to work on the new place.

While it has been some time since we worked together on the sale of our home at 724 Kingston Rd I thought that I would extend a few words of thanks. Too often good things are left unsaid and better late than never right.

It is amazing to think back and remember how worried we where about the sale of our house when we started to consider moving on. How would our less then typical beach house do in this market of perfect “beach charmers” down the hill?

It is only after you had helped us set up our marketing plan that I realized that we were really selling something a little different. And while it was different then the beach typical, to the right audience it would have just as much appeal.

So thank you, I am not sure that anyone other than you and your firm with your experience selling urban chic upscale properties could have properly positioned us in the market.

My wife thinks you and I are heroes because we managed to get all the money out of 724 and afford her a place down the hill! So thanks most of all for that!
